Ponte  Vista - The Latest Important Update

The on again, off again, Harbor Area Planning Commission
meeting to consider Ponte Vista is now on again for:

Tuesday, December 2nd, 4:30 P.M.
Port of Los Angeles Boys and Girls Club
100 W. 5th Street (at Harbor Blvd.)
San Pedro, CA

While this meeting is for comment only and no action by the commission, it would be a good opportunity to voice your commitment, once again, to retain R-1 zoning and oppose this project as currently proposed.  It would definitely help if we can present a show of force with regard to our position.

The Planning Department staff recommendations on Ponte Vista have been released and are posted here.  Their recommendations to the City Planning Commission are:

DISAPPROVE the general plan amendment Bisno wanted
DISAPPROVE the zone change Bisno wanted
DISAPPROVE the specific plan amendment Bisno wanted
DISAPPROVE the development agreement that Bisno wanted
NOT CERTIFY the environmental impact report.

In addition to recommending disapproval of Bisno’s application, the report includes guidelines as to what the Planning Department might approve in the future.  The guidelines state that the appropriate zoning is probably “Low Medium I” which might allow up to 1,196 units if the full density bonus is utilized.  Assuming the staff report recommendations are approved, a new application will be required and the process begins all over again.

The staff report is just one more step in the permitting process.  Bisno has appealed the denial of his tract map application and opposes the staff recommendations summarized above.

FOR THESE REASONS IT IS IMPORTANT TO ATTEND THE CITY PLANNING COMMISSION HEARING ON DECEMBER 11th TO SUPPORT THE STAFF RECOMMENDATIONS AND SPEAK OUT IN FAVOR OF LOWER DENSITY.

The December 11th Planning Commission Meeting is currently scheduled for 8:30a.m. in downtown Los Angeles at City Hall in the City Council chambers.  The exact time when this item will be heard has not yet been set since there may be several other items on the agenda.  There is a good chance it may be first up.

Written communication may be mailed to the Commission Secretariat, Room 272, City Hall, 200 N. Spring Street, Los Angeles CA 90012.
